The sellers original asking price is 147,900. We also want them to pay closing. Originally I offered 144,500 and they pay closing. However they have refused to budge at 151,000 with them paying closing cost. Should asking price already reflect the seller paying closing and knocking off money for the bidding process?

- Remember you could have offered whatever they were asking and they could refuse the offer.
- Why do you have them paying the closing costs? I'd go for the lower cost of house. Research the area , go to www.zillow.com for an idea of what the house is worth and others in the area. Check online to see what the current owners paid and find out whether or not they made improvements to the house that justify the higher price.
- "Should?" It "should" be whatever both parties agree on. Closing costs are usually shared, but that can certainly be part of the negotiated price. This is really something that you should be able to discuss with your real estate agent/lawyer. That's what you are paying for!
- No, the asking price does not reflect the sellers paying your closing costs. It is typical for the seller to ask for more than list price when they are being asked to pay the buyer's closing costs.
