If I put a bid in on a house is my agent required to give proof of submission or rejection of this bid?
Additionally, if I am told that the homeowner is in first acceptance (most likely as a ploy to reject my bid w/o documentation) is there a way I could require the house to be removed from an MLS sight? Basically as a buyer, do I have any power in the bidding process?

- If you ask him to prove you that he submitted this offer you has to give you some proves as a fax or email sent with your offer. Other ways he will be in trouble. Just ask your agent.
- Understand this that by LAW a real estate agent is required to submit all offers- proof of rejection are signed documents by the seller and will be submitted to you once the bid is rejected. Upon submission YOU signed the contract and your agent should have given you a copy of the doc. YOU are in no position to demand the listing be removed from the MLS> you are the buyer NOT the seller. You have NO power in the bidding process other that resubmission upon rejection. Remember that ALL documents between seller and buyer are signed and legal documents. This is your PROOF that agents are doing their job in representation.
- A listing is essentially a request for bids. The seller is under no obligation to accept your bid no matter how good it is. However, if you offered a good price and had great credit/ income, they probably would accpet your bid (or at least try to negotiate you higher) as they clearly want to sell the place. Thus, you don't have any recourse, but you should just have your agent call them and ask what the deal is - they should tell you if and why they are not (or are) taking your bid. If they don't get back to you with a good answer, I'd just rescind the offer (but tell them to contact you if they cahnge their minds and maybe later you could still make a deal with them) and move on to another house.
