If someone gets injured or drowns in a pool that I rented out with the house, am I liable?
I live in Sacramento, California. If yes, is there any way to limited liability. Maybe a written agreement I can download online, or government website someone can point me too. If I have a something written up by a lawyer, how can I verify that the contract is solid, is there a department that can check the validity of the contract.

- You should increase your liability coverage first. Then inspect the property carefully to make sure you have all required codes met. Are self closing gates needed? Is the fence in good repair and the proper height? Do the gates swing the right direction? Check with building code enforcement to see that you are in compliance. As important as protecting yourself, is protecting the lives of your tenants and guests.

- The dead guy's lawyer will sue anybody and everybody i sight. They'll sue you, the owner, the city, the pool maker, the guy that cleans the pool, all the people who didn't jump in to rescue him... You'll be screwed. Your only option is to be HEAVILY insured.

- People rent homes with pools everyday, call your insurance agent an d make sure you have enough liability insurance.
